FIRST LANDLORD-INDIVIDUAL-TENANT (LIT) ESG PARTNERSHIP PROGRAMME

This three-way collaboration engages both corporate tenants and individual employees at The Henderson in pursuing ambitious, data-driven sustainability goals.

The Programme fosters a habit of sustainability practices amongst tenants and individuals, rewarding their ESG efforts at all levels. It provides tenants with an insightful ESG analytics dashboard to monitor ESG performance and facilitate efficient data reporting.

Facilitated by The Henderson mobile app, individuals are rewarded for sustainable practices, building a sustainability-conscious community while promoting green, healthy workplace lifestyles.

GREEN LEASE
Tenants and occupants commit to a Green MOU with shared, data-driven ESG goals to manage the property sustainably alongside the landlord.
Green fitting out guide
Recommends sustainable approaches in interior design and fitting out, including sub-meter installation, to optimise resource utilisation and monitoring.
Energy / water audit
Provide tenants with periodic energy and water usage reports for consumption pattern tracking and analysis.
Waste management
Offers 5 recycling streams (paper, plastic, metals, glass, food waste) and provides monthly waste reports to tenants.
Regular Sustainability Wellness Programme
Offers workshops developed with local communities on carbon neutrality, health, well-being, and art, plus free weekly wellness classes to support tenants’ physical vitality and mental resilience.

PROPERTY MANAGEMENT

REAL-TIME COLLECTION AND ANALYSIS OF ESG DATA
By integrating Building Information Modelling (BIM) with the building management system, a comprehensive set of 12 ESG data points collected by Internet of Things (IoT) sensors—including energy, carbon and waste management—is mapped in real time and reflected on a virtual smart building “twin” of The Henderson using Digital Twin technology.

The property management team strives to earn external accreditations while maintaining standards.

They also host regular events and training sessions to raise sustainability awareness.
RENEWABLE ENERGY
Rooftop solar panels power the commercial building facilities, which includes the patented Solar Responsive Ventilator on the office floor to maintain indoor thermal comfort.

In the lift system, electricity is generated and utilized through "lift regeneration" to embrace sustainability in Hong Kong.
